$35m Dianella Plaza Revamp to Bring New Coles, Retail Boost

A $35 million plan to revitalise Dianella Plaza Shopping Centre has been officially lodged, marking the first stage of a major redevelopment. The owners, Greenpool Capital, propose demolishing a significant portion of the existing Coles and building a new, modern supermarket at the south-west end of the site, adjacent to Grand Promenade.

If approved, the project would be the biggest change to the centre since its upgrade in the late 1980s. The first stage also includes 4,956 square metres of new retail space within the existing footprint, upgraded landscaping, and additional parking.

Located at the busy intersection of Alexander Drive and Grand Promenade, the centre is currently considered too inward-focused, with minimal interaction with surrounding streetscapes. The redevelopment aims to improve street presence and visibility, creating a more pedestrian-friendly layout and a new interface with Grand Promenade.

The developers say the relocation of Coles will allow for greater pedestrian movement and contribute to the broader revitalisation of the precinct as a key district centre. Parking will increase by 23 bays to a total of 938, with the existing Coles roof structure retained and repurposed for undercroft parking.

Greenpool Capital purchased the shopping centre in late 2023 for $76.25 million. In addition to Coles, the centre houses Woolworths, BWS, The Reject Shop, and over 45 specialty stores. Public consultation is open through the City of Stirling until May 30, after which the Metro Inner Development Assessment Panel will determine the application.
