In a landmark moment for Perth's property market, the suburb of Balga has officially broken the $1 million price barrier for the first time in its history.

A New Chapter for a Battler Suburb

The record was set last month when a modern, two-storey home sold for a seven-figure sum. The property, a four-bedroom residence situated on a 368sqm rear block, forms part of a triplex subdivision. This sale decisively eclipses the suburb's previous high of $950,000 and towers over Balga's current house median of $650,000.

This milestone is a significant moment for an area long considered one of Perth's toughest neighbourhoods. Balga originated as a State Housing Commission development, once comprised almost entirely of government homes.

What $1 Million Buys in Balga Today

The record-breaking home, built in 2024, is a textbook example of modern buyer desires. It offers 228sqm of living space and includes four bedrooms and three bathrooms, featuring two master suites. The kitchen is highlighted as the centrepiece, complete with stone benchtops and stainless-steel appliances.

Daryan Abdullah, the real estate agent from Harcourts Initiative who brokered the sale, confirmed the suburb's image is undergoing a tangible shift. He noted that older post-war homes on large blocks are increasingly being demolished to make way for new developments like this one.

"There is less and less State housing and more and more development as time goes on," Mr Abdullah stated. "The (negative) perception is still lingering, but it is changing."

This sentiment is backed by hard data. REIWA figures show house prices in Balga have surged by 16 percent in the past year alone, indicating strong and sustained growth that is fundamentally reshaping the area's identity and real estate value.
