Jindalee Housing Plan: $10M 49-Unit Development Proposed for Eden Beach
A significant $10 million proposal to construct 49 new homes on a single hectare in Jindalee has been formally lodged with State planning authorities, marking a notable step in urban development north of Perth. The 9521 square metre site is strategically located along Reflection Boulevard and Aurora Esplanade within the Eden Beach estate, approximately 38 kilometres north of Perth's central business district.
Detailed Design and Layout of the Proposed Units
The development plan includes 33 two-storey units that will face Reflection Boulevard and Aurora Esplanade, complemented by 16 single-storey dwellings featuring undercroft garages fronting Casina Way. Each dwelling is designed to offer two to three bedrooms, with lot sizes ranging from 130 to 238 square metres, catering to diverse housing needs in the growing community.
Vehicle access for the site will be managed through a communal driveway with two entry and exit points on Casina Way. In terms of parking, 48 of the 49 dwellings will include two resident parking bays each, while one unit will have only one. Additionally, 15 visitor parking bays are proposed along Casina Way and Reflection Boulevard to accommodate guests and enhance convenience.
Traffic Assessment and Public Consultation Process
A comprehensive traffic impact assessment conducted for the project concluded that there are no engineering reasons to oppose the proposed subdivision, indicating a smooth integration into the existing road network. The design, landscaping, and traffic impact assessment reports are currently open for public comment through the City of Wanneroo, with submissions accepted until Thursday, April 2.
Following the public consultation period, the Metropolitan Outer Development Assessment Panel is expected to review and determine the application later this year. This process underscores the commitment to transparent planning and community involvement in shaping the future of Jindalee's residential landscape.
