Modular Construction Delivers Swift Social Housing in Shellharbour

A new home approved and constructed in approximately three months might sound like a fantasy, but this rapid timeline has become a reality in Shellharbour, thanks to innovative modular building techniques.

Accelerated Housing Delivery Through Off-Site Methods

Three new social homes are now prepared for tenants to move into, with an additional property scheduled for completion next month. These residences are located across Warilla, Lake Illawarra, and Mount Warrigal, showcasing the efficiency of modern construction approaches.

The expedited process is attributed to modular construction, which enables homes to progress from development application to finalisation in as little as 14 weeks. In this method, houses are manufactured off-site while simultaneous on-site work, such as plumbing installations, occurs. This parallel workflow eliminates weather-related delays, ensuring continuous progress regardless of rain or other conditions.

Collaboration and Expansion of Modular Initiatives

Homes NSW partnered with Australian manufacturer Moov Modular to erect and position these new dwellings using contemporary construction methodologies. This project follows the successful deployment of three modular homes in Wollongong the previous year, indicating a growing trend in the region.

Housing Minister Rose Jackson emphasised the benefits, stating, "Using modular construction, we're delivering high-quality social homes in a matter of weeks, not years, getting people into safe, secure housing sooner." She added that these methods maintain rigorous standards, with precision manufacturing, durability, and comfort as top priorities, without compromising quality.

Shellharbour MP Anna Watson highlighted the community integration, noting, "For the residents moving in, it means a fresh start in a safe, secure home months earlier than traditional building methods would have allowed."

Statewide Growth and Future Projections

In 2025, eight modular social homes were finished, including three in Wollongong and five in Lake Macquarie. Looking ahead, a total of 90 homes are set to be delivered using these modern techniques across Greater Sydney and regional New South Wales by year's end, potentially providing new housing for up to 200 individuals.

This initiative is part of a broader pipeline of modular housing in NSW, supported by significant investment and a focused strategy on timely delivery, addressing urgent housing needs in the community.
