Singapore Developer Proposes 26-Storey Build-to-Rent Tower Overlooking Scarborough Beach
A Singapore-based property developer has formally submitted plans for a significant new residential tower that would dramatically alter the Scarborough skyline. Meadpoint has lodged an application with authorities for a 26-storey building featuring 246 build-to-rent apartments at 200 West Coast Highway.
Details of the $130 Million Development Proposal
The proposed development carries an estimated value of $130 million and would replace the existing three-storey short-term residential complex known as The Tide. The ambitious project includes a rooftop swimming pool among its premium amenities.
If approved by the WA Planning Commission and subsequently constructed, the building would become Scarborough's tallest structure, surpassing the nearby Rendezvous Hotel by seven floors. This would mark a substantial change in the beachside suburb's architectural profile.
Apartment Mix and Affordable Housing Component
The development would offer a mix of apartment configurations designed to meet various housing needs. The proposal includes 160 one-bedroom apartments, 65 two-bedroom units, and 21 three-bedroom residences.
Notably, thirty-seven apartments would be dedicated to affordable rental rates, with this commitment guaranteed for a minimum of twenty years. This affordable housing component represents a significant aspect of the development's social contribution.
Ground Floor Features and Transportation Accommodations
The ground floor of the proposed building would incorporate a retail tenancy and management office, creating commercial activity at street level. The development plans substantial transportation accommodations, including 222 car parking bays and 256 bicycle spaces.
This emphasis on bicycle facilities aligns with the coastal location and growing cycling infrastructure in the area.
Resident Amenities and Community Spaces
Future residents would enjoy access to numerous premium amenities designed to create a comprehensive living environment. These include a coworking and lounge area, a function room, a fully-equipped gym, and the previously mentioned rooftop swimming pool.
These facilities aim to foster community interaction while providing convenient lifestyle options within the building itself.
Application Process and Public Consultation
Rowe Group has formally lodged the development application on behalf of Meadpoint. The proposal is now open for public comment until March 15, allowing community members to provide feedback on the significant development.
Application documents are available for public review through multiple channels. They can be accessed online via the Department of Planning, Lands and Heritage's official website or viewed in person at their Perth offices located at Level 2, 140 William Street.
Alternatively, documents can be inspected at the City of Stirling administration building at 25 Cedric Street, Stirling during regular weekday business hours from 8:30am to 5pm.
The proposal represents one of the most substantial residential developments currently under consideration in the Scarborough area and could set a precedent for future high-density development along the coastal corridor.
