The iconic Ocean Beach Hotel in Shellharbour could see its approved children's play area removed, with new plans submitted to council just months after receiving development approval.

Proposed Changes to Approved Plans

The Feros Group, which purchased the hotel eight months ago, lodged original renovation plans with Shellharbour City Council in February 2025. These plans received council approval in May and included comprehensive upgrades to the venue.

The approved development involved gutting the first floor to create a new bistro, main bar, sports bar and TAB facility, gaming room, kitchen, and bottle shop area. A covered children's play area located to the north of the property was also part of the original plan.

From Play Space to Dining Experience

Under the modification request now on public exhibition, the children's play area would be completely removed and converted into an outdoor dining space. Additional changes include a new outdoor bar area at the northern end of the front deck and alterations to the eastern pedestrian entry from Addison Street.

The modification application argues that despite a minor increase in floor space ratio, no additional parking would be required as the development intensity remains unchanged from the approved plans.

Community Input and Timeline

The development application modification is currently on public exhibition until November 17, 2025, giving community members opportunity to provide feedback on the proposed changes.

The application documentation states that environmental assessment demonstrates no unacceptable adverse impacts on the site or surrounding area. It also notes there would be no adverse heritage impacts from the proposed modifications to the originally approved development.

The Feros Group's decision to alter the plans so soon after receiving approval marks a significant shift in the hotel's redevelopment vision, potentially changing the family-friendly aspects of the venue.
