The developers of the Altiora luxury apartment complex in Braddon have submitted revised plans following a lengthy delay. The new proposal reduces the building's height from 12 storeys to 10 and increases communal green space by 20%, according to documents lodged with the ACT Planning and Land Authority.
Key Changes in the Revised Design
The revised Altiora plans, submitted by developer Thirdi Group, now feature 78 apartments, down from the original 92. The building's total floor area has been reduced by 15% to 7,500 square metres. A new rooftop garden and ground-level courtyard have been added, increasing public open space to 450 square metres.
Thirdi Group director Michael Hatch said the changes were made in response to community feedback and the need to address traffic concerns. “We listened to residents and have adjusted the design to better fit the neighbourhood character,” Hatch stated.
Reasons for the Delay
The project, first announced in 2021, faced delays due to rising construction costs and supply chain issues. The original approval expired in December 2023, prompting the need for a fresh application. The revised plans aim to meet current market conditions and planning regulations.
Community and Council Response
The Braddon Community Association has welcomed the increased green space but remains concerned about parking. “We appreciate the additional greenery, but parking in the area is already strained,” said association president Jane Miller. The ACT government has indicated it will assess the new plans within 12 weeks.
Project Timeline and Impact
If approved, construction is expected to begin in early 2025 and take 18 months. The development is part of a broader urban renewal in Braddon, with several other apartment projects underway. The revised Altiora plans are seen as a compromise between density and livability.
