Canberra Auctions: Mid-Century Gem Sells for $1.45M

Canberra's property market saw a flurry of activity over the weekend, with a mix of strong sales and properties passed in at auction. The standout result was a distinctive mid-century residence in Aranda that captivated buyers and sold under the hammer.

Architectural Gem in Aranda Commands Premium Price

The star performer was 29 Araba Street, Aranda, an architecturally designed mid-century home that sold for $1.45 million. Sarah Turnbull of Hive Property reported strong interest throughout the campaign, noting the property's unique design appealed strongly to a niche market of buyers.

Designed by architect Trevor Gibson, the sun-drenched residence boasts six bedrooms, a custom library, a breakfast room, and multiple living and dining areas. The property also features three bathrooms, an entertainment deck, and a double carport on a generous 754-square-metre block framed by mature gardens.

Its prime location near the Aranda bushland reserve walking trails added to its appeal, ultimately drawing two registered bidders who competed to secure the property on Saturday.

Competitive Bidding Drives Lyneham Sale Above Guide

In Lyneham, another successful auction saw 18 Longstaff Street sell for $1.275 million, exceeding its price guide of $1.1 million to $1.2 million. Marq Property's Justin Taylor managed the auction, which saw five registered contenders engage in competitive bidding after an opening offer of $1 million.

The four-bedroom house had been owned by one family for an impressive 65 years and offered spacious accommodation with multiple living areas, well-proportioned bedrooms, two bathrooms, and a garage. Its position close to local schools, shopping strips, and sporting facilities made it highly desirable for families.

Mixed Results Across the Capital

Not all properties found buyers under the hammer. In Franklin, Impact Properties' Shaun Iqbal passed in the beautifully updated four-bedroom house at 1 Maclurcan Street. The modernised home is now for sale with an asking price of approximately $1.1 million.

Similarly, Verv Property's Jason Roses passed in the character-filled three-bedroom house at 77 Wattle Street, O'Connor. This stylishly updated 1950s double-brick home, featuring a modern extension and located near Lyneham shops and Tilley's Cafe, is now listed at $1.475 million.

Earlier in the week, a two-bedroom townhouse at 58 Dexter Street, Cook, sold through Belle Property's Yosh Yewdall for $817,000, demonstrating continued demand for well-located properties.

Market Shows Resilience with Improved Clearance Rate

The weekend's overall clearance rate held steady at 62 per cent, a significant improvement on the 49 per cent recorded during the same period last year. Of the 144 auctions scheduled across Canberra, 134 were reported, resulting in 83 sold properties, 22 passed in, and 19 withdrawn.

This robust activity indicates a resilient Canberra property market, with well-presented homes in desirable locations continuing to attract strong buyer interest and competitive bidding.
