Jandakot Business Park Achieves Complete Sell-Out of Warehouses
All 46 strata warehouses at the newly completed Jandakot Business Park have been successfully sold for a combined total of $42.143 million. The development, located at 100 Prinsep Road in Jandakot, has seen all sales settled by the end of February 2026, marking a significant milestone in Perth's industrial property market.
Development and Management Details
The project was approved by the Metro Outer Development Assessment Panel in May 2024 and has been completed ahead of schedule. Property services firm Effective Property Solutions (EPS) has been appointed as the strata managers for the development, which was undertaken by national property developer CapPru. The site, situated in the western end of Jandakot's industrial area and directly adjacent to the Kwinana Freeway, was formerly owned by the diversified property development and investment company Lester Group.
Early Completion and Buyer Response
Justin Mabarrack, head of industrial/commercial at EPS, highlighted that Alita Constructions delivered the project two months earlier than the estimated practical completion date, a rare achievement in Western Australia's current construction climate. This early completion provided an added advantage for the buyers, comprising 34 owner-occupiers and 12 investors, who were attracted by the precinct's limited supply and strong growth forecasts. The final contract was signed just over a year after construction commenced.
Market Confidence and Future Prospects
Mr. Mabarrack attributed the strong buyer confidence and demand in the Jandakot area to ongoing infrastructure investment, the upcoming $120 million Perth Surf Park, and the continued expansion of the southern industrial corridor. He stated, "This impressive development has redefined the suburb's landscape, sparked a new phase of renewal in the area, and added valuable new stock to a market with significant supply constraints."
Post-Sale Activities and Regional Developments
Following the sell-out, EPS's sales and leasing division is now handling the leasing of multiple units back to the market, along with managing the entire complex strata for the 46 new units. In related news, work officially started this month on the Perth Surf Park in Jandakot, and last month, a $65 million development with 26 tenancies on Armadale Road in the neighbouring suburb of Treeby was approved, indicating continued growth in the region.
