Wollongong City Council has approved plans for a new 19-storey tower in the central business district, marking a significant step towards addressing the city's housing shortage. The development, located at 80-84 Crown Street, will deliver 144 residential apartments alongside ground-floor retail spaces.

The approved plans include a mix of one, two, and three-bedroom apartments, with the tower rising 19 storeys above street level. The building will also feature a communal rooftop garden, a gym, and a residents' lounge. The ground floor will house commercial tenancies, contributing to the vibrancy of the CBD.

The project is expected to bring significant benefits to the local community. Council officials have emphasised the need for increased housing density in the city centre to accommodate population growth. The council received 32 submissions from the public, with 19 in support and 13 objecting. Key issues raised included traffic congestion, parking availability, and the scale of the development.
In response, the developer has agreed to provide additional parking spaces and contribute to local traffic management improvements. The council has also imposed conditions requiring sustainable design features, including energy-efficient appliances and water-saving fixtures.
Next Steps
Construction is expected to begin in early 2025, with completion scheduled for late 2027. The developer will be required to submit detailed construction management plans to minimise disruption to nearby businesses and residents. The project is part of a broader strategy to revitalise the Wollongong CBD and attract more residents to the city centre.
Council officials have stated that this development aligns with the NSW Government's goal of increasing housing supply in regional centres. The tower will contribute to the target of delivering more than 1,000 new homes in the Wollongong local government area over the next five years.
