The Illawarra region is experiencing a continued development boom in 2025, with a range of new housing and commercial projects being proposed to local councils. Plans include townhouses, apartments, and a supermarket, reflecting ongoing growth in the area.
In Albion Park Rail, two separate townhouse projects have been submitted to Shellharbour City Council. At 9 Wooroo Street, eight two-storey townhouses are planned with 12 residential parking spaces and four for visitors. Nearby at 26 Wooroo Street, seven two-storey townhouses are proposed, three of which include a double garage.
A $16 million development in Clifton, overlooking the Imperial Hotel, has been scaled back after intervention by the Land and Environment Court. Originally lodged with Wollongong City Council in February last year, the revised plans now feature fewer townhouses and a smaller home, following a deemed refusal and subsequent court action by developer Segco.
West Dapto is set to gain its own supermarket, as Woolworths' property arm Fabcot purchased a 9.2-hectare site on Bong Bong Road in October. Currently, Horsley residents must travel about four kilometres to the nearest supermarkets in Dapto Mall. A Woolworths spokesperson confirmed plans to build a supermarket on the block.
A vacant block on Windang Road, near Lake Illawarra, has remained undeveloped for over 20 years despite previous approvals. A new development application has been lodged with Wollongong City Council, aiming to break the cycle. In 2001, plans for four townhouses were approved but never built.
In Kiama, a beachside apartment complex has received approval to add an extra level after court action. Developer Level 33 originally sought a four-storey block with 15 residences in Bourroul Street, overlooking Surf Beach. A modification request for an additional five units led to a deemed refusal by Kiama Council, prompting the developer to take the matter to the Land and Environment Court, which ruled in their favour.
